If You Have $39M, You Should Probably Just Buy This House or $18.5M, for Billy Joe's Reduced Oceanfront Regift

People in the $30-40 million price range have it hard these days: the remaining portion of Chevy Chase's old home is only $21 million, and ad exec Jerry Della Femina's oceanfront home keeps getting pricechopped. But wait! Something new in the estate section that puts nearly every other listing to shame. The propertybelongs to business executive Richard M. Burdge (whose late wife was an accomplished singer), and spans 8.4 acres of waterfront land. Oh, and then there's the accompanying French Normandy mansion, which is rounded off with a mini-me guest house, detached garage, and extensive pool cabana. Is anybody really surprised that "one of the most important houses in Southampton" is also one of the most expensive?

Billy Joel Drops The Price on His $18.5M Oceanfront Regift

billyjoelpricechop1204.jpg
Back when his marriage to Katie Lee was just peachy, piano man Billy Joeldecided to buy her a multi-million dollar oceanfront home near Gibson Lane in Sagaponack. But after their wedding went south (of the highway?), he listed it with Corcoran for $22.5 million. The ultimate regift! Unfortunately, the general population doesn't seem to agree, and the Nate Berkus-designed home was pricechopped, first to $19.9 million and now to $18.5 million. With a new price, 145' of oceanfront, and a long list of celebrity owners (including late actor Roy Scheider!), it's only a matter of time before Joel finds a buyer.

$9.5M Dune Road Compound Can Take Cues from Its Neighbor

duneroaddoubledeal.jpg
Recently listed with Corcoran for $9.5 million is this 1.5-acre swath
of oceanfront land on Dune Road. As it stands, the property comes
with two cottages (shown left), 128' of ocean frontage, and
a 17,000-square-foot building envelope. Cue the broker babble!
This property is a world of opportunity. Interestingly enough,
if prospective buyers need inspiration, they only need to look
next door. Sitting just west of the cottages is a 2+ acre plot
of land that's priced at $8.995 million. The property has a
little bit more space, but it's already been approved for a
fancy10,000-square-foot shingled colonial (shown right).
And why not take a cue from your neighbor?
